The world today offers a lot of free information. There is so much readily available data, which needs to be explored. Combining Rightmove, SpareRoom and other data banks, you can really uncover trends.

By focusing on a chosen postcode, you can use Rightmove to source raw property values and identify those with value-add potential. Calculating the simple average price and combining it with rental data from Spareroom allows you to gauge yield and, most importantly, average ROI—where 20% indicates strong returns. This method cuts through the noise, helping you quickly identify high-potential areas and take focused action.

The raw data can only take you so far. They help to narrow down on the hot spots which are providing the higher ROIs. However, numbers need to be validated. Validation is important and agents can do just that. Targeted questions will help you understand the area and most importantly the longevity of the area.
